Provides assignee of the ALTA insured mortgage with insurance concerning (a) validity of the recorded assignment to evidence transfer of the entire beneficial interest to the named insured assignee; (b) subsisting real property tax or assessment liens; (c) matters shown by the public records which affect the validity or priority of the insured mortgage; and (d) federal tax liens or bankruptcy proceedings affecting title to the estate or interest covered by the policy.
